OUR PHILOSOPHY

At CDDS, we understand how important valuations are for many users ranging from private individuals to large corporations. In the rapidly changing economy, transparent valuations are vital for good business. They form critical elements of decision making for occupiers, developers, owners, lenders, investors and traders of real estate assets.

To ensure the quality of our services as one of the best around the country, we focus on services within the scope of our professional qualifications, and take care to not grow beyond them. By remaining specialised, we do not trade quality for quantity. 

METHODOLOGY

For every valuation, we will consider all matters relevant to the asset type ranging from the property's physical features to the macro economical condition. To do so, we follow our strict methodologies, inspections and data collection methods to provide solid evidence based conclusions with the least amount of subjectivity. When possible, we use multiple valuation approaches to ensure accuracy. All aspects are provided in an easy to understand report that rigorously follows the RICS guidelines.

Valuation for secured lending is a key element of the economy. For lenders, above providing solid, evidence based conclusions by following our strict procedure, we focus on the various risks involved. PRIVATE

At CDDS, we have a unique consideration for private clients. We understand their personal attachment to the property and the conflicts that may result. We do our utmost to provide clients with peace of mind that the valuation will be done fairly and accurately without bias. To do so, we make sure that the report provided is clear and understandable, including details, yet avoiding confusion. 


We can value property and advise for buying/selling, succession purposes, dispute resolution matters, taxation and declarations, taxation assessment, cash flow analysis and investment returns.  At the beginning of the report, we advise on property taxation, marketability, development possibility and maximisation, permits, cost of renovation and demolition, and answer any further questions. If we do not have the answers, we will ask or refer you to the right professionals. 
We also help our clients in cases of property taxation assessment or compulsory acquisition by being present in court.

INSURANCE

INSURANCE

We are often asked about values for insurance purposes. It is essential to be properly insured to avoid the Average Clause of Insurances which is often confusing to the policyholder.     
 

At CDDS, we provide reinstatement cost assessment reports. These reports consider all required elements of the improvements to reach a recommended sum insured. We also report the risk involved in the property to help the insurer in their decision making.
